Do you provide tax advisory services?
We do not provide tax advisory services within the meaning of the law. We work together with licensed tax advisors and law firms in specific countries to tailor the structure and costs to the relevant jurisdiction.
How is your compensation structured?
Most commonly: a monthly retainer covering research/coordination + a success fee upon transaction completion or a commission as per agency agreement. The model is adjusted to the project type (buy-side / sell-side).
Do you work with clients outside the EU?
Yes, following positive AML/KYC verification and compliance with applicable sanctions. We require proof of funds and identity documents in accordance with procedures.
Do you assist with relocation and residency?
Yes. Through our partners, we arrange NIE/NIN, bank accounts, business registration, rental licenses, insurance, notary services, and sworn translations.
What is the minimum investment “ticket” to start?
We typically work within the range of 25,000 € – 20,000,000 € (single transactions from 100,000 €). To start, you only need an investment goal, budget, and preferred market.
How long does the process take from brief to closing?
It depends on complexity. Roughly: 4–8 weeks for single on-market property purchases; 8–16 weeks for off-market or portfolio transactions including full due diligence.
Do you have access to off-market offers?
Yes. Thanks to our broker and partner network, we source off-market offers. Full access is provided after signing an NDA and successful investor verification.
What types of due diligence do you arrange?
Financial, legal, and technical due diligence (including title verification, encumbrances, planning risks, technical audit, and rent/contract checks). The scope is adapted to the asset type and jurisdiction.
In which languages do you provide services?
We operate in Polish / Dutch / German / English / Turkish. Documents and contracts are coordinated with local law firms to ensure full legal compliance.
How do you ensure data security (GDPR)?
We apply certified AML/KYC procedures, data minimization, encrypted communication, and secure data rooms for file sharing. Processing complies with GDPR standards.
